Villas Marina, Sun Village (Sosua - Puerto Chiquito) and Hispaniola Sol (Sosua)

Urbanisation Puerto Chiquito is situated near Sosua, in the northern coast of Dominican republic. Puerto Chiquito is private, guarded and naturally beautiful urbanisation. We offer there two properties. Distance to the beach is 300 meters and there are plans to build a small harbour in the naturally shaped bay next to the urbanisation. There are many luxury houses inside the area and the investment will be especially profitable when the constructions to build the harbour will begin.

Distance to Puerto Plata international airport is 6 km. Minibuses drive non-stop between Puerto Plata and Samana (very exotic way to travel), so coastal villages and towns are within easy access. Sosua is only five minutes drive away. Distance from the house to the main road is approx. 200 meters. Nearest golf courses are in famous vacation resort Playa Dorada 20 km drive away. There are many beaches by the coast line and the most beautiful place is Samana, often described as paradise on earth. Nature is after all the finest attraction in Dominican republic.

Canadians and Germans travel a lot to Sosua to escape from the winter. Living is cheap due to strong Euro and Pound. Official stamp duty is 4 %.

VILLAS MARINA 

Villas Marina is a complex consisting of six houses. There's also a communal pool, laundry and parking place included. Constructed surface is 90 m2 consisting of 1 bedr, livingr, kitchen, bathr and 20 m2 covered terrace. The house is fully furnished and air-conditioning system is installed.

House number 6 is for sale. Price is 85000 Eur. Financing is possible: customer pays half of the price cash and half by monthly payments within two years. Interest rate is 3 % per annum (ownership will be transferred when 85000 Eur is paid in full).

SUN VILLAGE

Sun Village is another property for sale in Puerto Chiquito - Sosua. There are 40 apartments in the project. There's a communal pool and a garden in the residence. Most of the apartments consist of 1 big bedroom, a livingroom, a kitchen, bathroom and two balconies. Apartments are fully furnished.

Residents have private parking places and a small power plant will provide electricity in case of power outages. Area is guarded 24h.

Price for an 1 bedroom apartment is only 44000 Euros. There are also some studios for sale in the ground floor. Price is only 30000 Eur.

HISPANIOLA SOL (SOSUA)

Apartment house "Hispaniola Sol" will be situated in a peaceful part of Sosua but still near to all services and very close to the beach. There are two three-story buildings in the plot which will be totally private and surrounded by fences. At total there will be 11 apartments and there is a communal pool, garden and parking space for the use of residents. The project is quite small.

Top quality apartments have two bedrooms and two bathrooms. The complex is guarded day and night. Water and electricity will be available at all times despite of power outages which may occur quite often in the area. Garden and pool will be maintained by the management and the apartments are ready for cable-TV and internet connections. Maid services are available and inexpensive.

Price is 158000 USD -> approx. 107300 EUR depending on current currency rates. It quite economical to live in the Dominicans because of strong Euro and pound.

Reservation charge is 10 %, when signing the contract 40 %, when roof is ready 25 % and finally when handing over the apartment to the customer the remaining 25 %. Stamp duty is 4 %.

Six of the apartments are still for sale and the project will be constructed summer 2010.
